I did an analysis on 1 of the duplexes they are all similiar formats Each unit 2/1 bringing in between $1400-1500 a unit. Owner has the portfolio of duplexes on the same street. Prices are near retail prices and rent but in prime area of Bradenton that has great growth potential. He’s asking $350K per duplex with $2800-3000 coming in per duplex for a total of 9 duplexes. He has more he’s considering to sell seeing how this transaction goes.
